Referencing

I’ve found my new home – what happens next? Please ensure that all ‘Homelet Premier’ referencing forms given to you by your lettings negotiator at the time of paying your agency fee have been completed in full and signed. ALL mandatory boxes highlighted in bold must be completed to allow us to process your application. Failure in this may result in a delay to you checking in. Homelet Premier will complete the following standard checks:

• Financial Profile including a full credit check
• Employment reference
• Landlords reference


(Variations of these references are required depending on your circumstances) The Homelet Premier referencing team may contact you direct for further information regarding your application. Delays are possible where information from third parties can not be obtained. To minimise delays we recommend that you inform any third party such as your employer or previous landlord that they will be contacted by Homelet in due course. Let Wise will notify you as soon as possible in the event of a change to your scheduled contract signing or check in date as a result of a delay in your referencing. If your references are returned as unsuccessful you will be notified and the tenancy will not proceed. Your agency fees and referencing charges will not be refunded in these circumstances.

Where a tenancy will be in the name of a company rather than an individual, Let Wise will provide alternative Homelet forms to be completed as different references will be required. These could include a reference from your accountant and/or a solicitor for example. In these circumstances, the Homelet forms will need to be completed by someone with the authority to provide the requested information in full. Depending on your personal circumstances you may be asked to provide details of a Financial Guarantor. A financial guarantor is someone who agrees to pay your rent on your behalf should you experience difficulties making payment. Your selected Guarantor must be:

• Aged 21+
• A UK based home-owner
• Related to you (ideally a parent/guardian)
• In full time employment (or able to provide proof of income if not currently employed)


Let Wise require reference checks to be carried out for each guarantor by Homelet Premier. In addition, each guarantor must also complete a signed Let Wise declaration form which must be returned at the time of contract signing.

This form must be witnessed by an independent party – you cannot witness your own form, or that of any joint tenant.

If you are unable to provide a financial guarantor your agency fees and referencing changes will not be refunded. However in certain circumstances and with agreement from the landlord, it may be possible for alternative arrangements to be made.
